How to estimate a deck job

A defensible deck estimate is a takeoff, not a vibe: measure the footprint, decide the structure, count every connector, and price labor from production rates. Here is a repeatable order of operations.

A repeatable process

  1. Measure and photograph the site

    Record the planned footprint, height above grade, attachment point, and access. Height and attachment drive the structural and code questions.

  2. Fix the structural decisions first

    Footing count and size, post size, beam spans, and joist spacing are code-driven. Decide them before pricing anything — they set the lumber list.

  3. Take off materials by category

    Concrete and footings; posts and beams; joists; decking; railing; stairs; connectors and fasteners. A deck calculator handles the arithmetic; you own the decisions.

  4. Price labor from production rates

    Framing, decking, railing, and stairs install at different rates. Estimate hours per phase, then multiply by your loaded crew rate.

  5. Apply markup on total cost

    Markup applies to materials plus labor plus any subs. Check the resulting margin — a 25% markup is a 20% margin, and the difference pays for surprises.

Where deck estimates go wrong

  • Forgetting connectors

    Hangers, post bases, and flashing can run several hundred dollars on a mid-size deck.

  • Flat waste on decking

    Board length versus deck dimension drives real waste; check the layout before settling on 10%.

  • Stairs as an afterthought

    Stair framing, treads, and stair railing are their own takeoff with slower production rates.
