How to estimate a drywall job

Sheets are the visible number; screws, tape, compound, bead, and finish level are the estimate. Tie consumables to the sheet count and the job prices itself consistently.

A repeatable process

  1. Measure wall and ceiling area

    Gross area, then subtract doors and windows. Ceilings take longer — note them separately for labor.

  2. Choose sheet size and layout

    4×12 sheets reduce butt joints on long walls; 4×8 is easier to handle. Sheet size changes both count and finishing labor.

  3. Take off consumables from the sheet count

    Screws (~1 lb per 500 sq ft), tape (~26 ft per sheet), compound (~450 sq ft per 5-gal bucket through three coats). Corner bead from measured outside corners.

  4. Price hanging and finishing separately

    Hanging and finishing have different production rates and often different crews. Finish level (1–5) is a labor decision — put it in the scope.

  5. Add waste that matches the room shape

    Simple rectangles waste less than cut-up rooms with soffits and angles.

Where drywall estimates go wrong

  • Consumables that don't scale

    When the sheet count changes, tape and mud must change with it.

  • Finish level assumed, not stated

    Level 4 versus level 5 is real money and a classic dispute.

  • Ceilings priced like walls

    Overhead work runs slower; price it that way.
