How to estimate a flooring job

Flooring estimates are area, waste, and the unglamorous lines: demo, prep, underlayment, and transitions. The visible floor is the easy part.

A repeatable process

  1. Measure net floor area by room

    Room-by-room measurement beats whole-house area: closets, hallways, and nooks add up and affect layout.

  2. Set waste from the layout

    Straight layouts run near 10%; diagonal or patterned layouts often need 15%. Waste is a decision — write it down.

  3. Round up by the box

    Order math happens in boxes using the coverage printed on the label, and it rounds up.

  4. Scope demo and subfloor prep

    Tear-out, disposal, leveling, and underlayment are labor lines with their own production rates.

  5. Count the transitions and trim

    Transitions, reducers, stair noses, and base or shoe molding are counted, not estimated by feel.

Where flooring estimates go wrong

  • Rounding boxes down

    One box short on the last row costs a crew day and a dye-lot risk.

  • Demo marked 'included'

    Tear-out is labor and disposal cost; give it a line.

  • Whole-house area for patterned layouts

    Pattern matching changes waste room by room.
